We have done our best to include as many items as possible, and so, for the following, there are No Additional Charges:

If excessive amounts are consumed ( taking due account of the weather and air temperatures ), we reserve the right to make a charge. Visitors should use fuel and electricity as they would in their own houses I.e. By switching off appliances that are not required, by turning off the heating in warm weather, and by keeping windows closed in cool weather.

Visitors should report any deficiency that they notice on arrival, and any breakages during their stay. Where appropriate, visitors will be liable to pay the replacement cost of any item(s) damaged, lost or broken.
This should be paid as stated on the contract form sent after receipt of balance. This will be returned to you at the end of the visit, less any justified deductions.
The house will be in a clean condition on your arrival, and visitors are required to leave it in that condition. The right is reserved to make a charge for additional cleaning if the property has not been left reasonably clean and tidy. It may be possible to pay the caretaker to do your departure cleaning for you, and if you would like to use this service please ask us.
Time is required between visits in order to check and prepare the house before the next visitors arrive. Occupation of the house will be given at 4 pm on the first day of the stay. The house must be vacated by 10am on the last day of your stay. The right is reserved to charge for an extra day if visitors have not left by the time stated, or if visitors arrive before 4pm on the first day of their stay.

** DOGS
Well behaved dogs are welcomed by most owners. However, visitors must make certain that their pets do not disturb farm stock, wild animals and birds, nor cause damage to property. In particular, dogs must not be allowed to run free on their own, nor to get on to furniture or beds at any time. Dogs must not be left unattended in houses. Dog owners must clean the ground area around the house. There is a charge of £15 per week for each dog. Cats and other animals are
not permitted unless approval has been obtained from Caretakers.
CANCELLATION
In effect you can cancel your holiday at any time up until the close of business 14 days before your holiday begins. If you do have to cancel, no balance will be due, ( or if already paid, it will be refunded ); the deposit is not refundable.
However, please note that no refund of balances will be made to visitors if the cancellation is due to widespread disruption, which is beyond the control of the property owners, and Discover Scotland, for example:
1. Acts of war, terrorism or criminal action.
2. Industrial disputes, riots, or civil commotion.
3. Natural disasters ( e.g. Earthquake, flood, volcanic eruption, tidal wave, or storm ).
4. Epidemic of disease in humans, animals, or birds.
5. Adverse weather conditions.
QUALITY ASSURANCE
We do not provide any insurance against cancellation due to the causes mentioned above, nor loss or injury while on holiday, nor loss of your deposit, and you should approach your own insurance company, if you consider this advisable.
If you do find it necessary to cancel your holiday, please let us know as quickly as possible.
There is no additional charge to the visitor for this cancellation scheme; it is included in the holiday cost.
We would emphasise that this is not a blanket insurance policy. Deposits are not refundable in any circumstances.
